LANDLORD SERVICES

We provide electrical testing services properties and are authorised to issue Landlord Safety Check certificates. Safety checks are useful to tackle damage, wear and tear and safety concerns, and are a legal requirement for the renting of properties.

In the UK, landlords are required by law to have an Electrical Installation Condition Report (EICR) for their rental properties. The EICR is a formal document that is produced by a qualified electrician and provides a comprehensive assessment of the electrical systems and equipment in the property.
There are several reasons why a landlord needs an EICR to rent out a property in the UK:

1
SAFETY
-
Safety: The primary reason for requiring an EICR is to ensure the safety of tenants. The report identifies any potential electrical hazards, such as faulty wiring or outdated electrical systems, that could pose a risk to tenants' health and safety.
2
COMPLIANCE
-
Compliance: Landlords are required to comply with several regulations and standards related to electrical safety, including the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Having an EICR is a key element of complying with these regulations.
3
LIABILITY
-
Liability: In the event of an electrical accident or injury, landlords may be held liable for any damages or injuries that occur as a result of faulty electrical systems. An EICR helps landlords identify potential hazards and take steps to rectify them, reducing the risk of accidents and injuries.
